York County Council Approves Street Extension

York County Council took another step in approving the plans for Dave Lyle Boulevard extension. The project has been on hold because of problems securing money to pay for it. Business and development leaders have been pushing to have the extension completed. Approved guidelines will give the county some control over how the land is developed. The new road would bring lots of opportunity for development for the city of Rock Hill and York County.

York County recognized nationally

The Riverwalk planned development and the world-class cycling center has helped Rock Hill be chosen as a "showcase city" by the National League of Cities. Rock Hill was featured  in the economic development category. The project has helped to create local jobs and support local business through the development. It includes 1,000 acres and costs over $600 million. It is not expected to be completed for 20 years, but the cycling center will be open next year. The velodrome will bring lots of attention to York county. The development is a public-private partnership between the city and the developer and is expected to create thousands of jobs once completed.

York County Shop Locally

The shop locally campaign was kicked off by the York County Regional Chamber of Commerce this week. The goal of the campaign is to get customers to shop locally in York County. In 2010 sales increased almost 6% in areas that had shop-local campaign. Money spent in York County generates local taxes that supports the local schools and governments. Money spent in York County moves through the local economy faster. Think about all the goods and services that are available in York County everyday.

Commercial Retail Expansion

About 60% of U.S. commercial retailers say they plan to open stores. This is due partly because of attractive rents, which makes it a good time for growth. Luxury goods, wholesale clubs, and discounters are expected to continue to expand. Along with lower rent, landlords are offering financial contributions toward building out, and early lease-termination rights. Retailers are viewing the economy as more stable.

York County a good place to be

York County is a good place to be according to senior economist at Wells Fargo. York County has recovered almost all of the jobs that were lost because of the recession in 2008. Local businesses should work hard to make things work in the current environment, not wait from things to get better.

In York County the housing market has improved, but construction remains weak. Home prices have returned to 2006 levels, construction will slowly follow suit. The grass is slowly getting greener in York County.

Increase in Global deals

According to the October 2011 issue of Shopping Centers Today, in the first half of 2011 about $61 billion in retail property changed hands worldwide. This is up 60% from last year. The U.S. only accounted for $19.4 billion of this, with the most active marketing being the New York City area. Other notable active markets include Los Angeles, Chicago, and San Francisco. This activity was driven by an influx of international funds and distressed properties offloaded by banks. These distresses properties included hotels, industrial buildings, and multifamily properties.

Commercial Real Estate Stability

Commercial Real Estate seems to be a stable investment. Rent and occupancy levels are slowing improving despite unemployment and unstable economic conditions. Slow growth and greater uncertainty defines the economy and will lead to a slow recovery. Investors are futuristic. There is still debt available to get deals done. Overall capitalization rates have dropped. Market conditions are beginning to favor the buyer. While hotels have seen the greatest loss, Apartment properties are performing better and office and retail properties have experience a modest decline.

Trade Associations

Trade associations are great networking opportunities for commercial real estate brokers. By becoming a member you can establish yourself as a real estate expert. This could lead to being able to provide valuable insight into the real estate world and being a real estate advisor.

For example: If you are a broker of retail space, it would benefit you to join the local Restaurant Association. This would provide you with information of possible tenants for the retail space.  You build relationships with owners/franchisees that make the final decision in the site selection, and a working relationship with them could mean sales.

It is important to learn about this valuable information to be an expert in your field.

A real estate broker is an intermediary between the seller and the buyer of real estate property, basically the middle man. Brokers look for sellers who want to sell and buyers who want to buy.
